The best type of listing is an Expired Listing, the seller is ready to listen and learn.
When you actually get to the point of choosing a Realtor its easy to focus on price. The price will mark your marketablity not the Realtor hired. Focusing on the wrong price or the Realtors marketing skill is meaningless. Pricing could be your mistake and price may not allow you to sell. Especially in our Texas market which as been a buyers market since the 1950's. Unfortunately most sellers will do this and want to "test" the market because their house is different, larger or located on a corner lot. They want to test the market when they should be priced correctly from the beginning. The first weekend is always the first test!
Finding the correct price is part art and part science. The perfect price is the one the buyer is willing to pay. What you think your value is does not matter unless you have the data, info, and accept it. It is truly an educated guess by an experienced professional and no two will be right. They will be close, but slightly off.
It is actually better to be lower then to be high. If your to high you will not get any offers for awhile. If your under market you will receive showings and offers. It is a better position to see what others think your home is worth then not to get any idea at all. Always counter and hope for another offer. Most buyers when submitting an offer have some degree of attachment already!
Protect yourself from over pricing and expired listings. The financial loss never exceeds the lose of 7-8 months of mortgage payments, effort of keeping the house spotless for showings and losing the freshness of your house on the market. More than likely if you do not have any showings within the first weekend listed you were not impressive enough.
For buyers today, Realtors use a program called prospect report. The system sends out NEW listing and Reduced listings at 3:00 am every day for the Client to see when they check their e-mail the next day.
Imagine if your house never showed up in someone search! OOPS!!! Or also imagine if you did show up. We currently have over 550 people on our prospecting lists with all of our agents. If your listing comes up as new and its been 10 days since this client as seen any new fresh listings they would probably want to look at it.
Can you see the importance! We can not afford to just list your home. That is not our business.
