Disqualifying Guidelines: Before you spend you’re valuable time searching online for a lease home by a real estate company. Please check your credit history for evictions in the last five years, county judgments (any state) or late rents or property damage (any state), federal or state income tax liens and any type of felonies of criminal conduct of a class A state jail convictions.

Leasing a home or condo is simple, and we have displayed all the properties that are listed with every real estate agency in the Tarrant County Fort Worth area. You will have access to every active home with this website and you should contact us when your ready to move.  On request, we can customize a search that will save you valuable time and send you just the homes available in the selected areas.  Remember a lease is only temporary, so your main focus is clean, safe and within a reasonable drive to your place of employment. Please be ready to move (within 3 weeks) when you request a showing by one of our Realtors® and be ready to select one of the properties you would like to see.  

  1. Income - 3 times the amount of rent. Self-employment or retired we will need tax or bank statement.  
  2. Employment - Employment will be verified. You will need 6 months of employment history
  3. Rental History - You will need 6 months of rental history or mortgage history.
  4. Credit - We will process credit reports on each applicant. Medical and Voluntary repossession will be waived.
  5. Pets - Pets must be approved by SPM. Inc. If the pet is approved, there will be a minimum of $150,00 non-refundable pet fee.
  6. Bankruptcy - Chapter 7 Bankruptcy discharged at least one year. Chapter 13 must show 12 months of payment history.
  7. Automatic Rejection - Falsification of Application, Eviction or Outstanding balance owed to past landlords, Back Child support, Default of student loans, Federal tax liens, Registered sex offender or felony less than 10 years old, property damage judgments.
