Mortgage rates are creeping higher. Why? The main reason for this is the fear of inflation. Inflation decreases the value of money. This means that interest rates need to be higher to counteract the lower future value of money. An underlying cause of higher interest rates is the decrease in unemployment claims. An increase in employment is a sign that the economy is recovering, this is good news for stocks. However, good news for stocks is usually bad news for MBS (mortgage backed securities). Even when considering that mortgage rates have risen nearly .5% in the past few weeks, they are still historically low.

House on tax refund The much-anticipated extension to the home buyer
tax credit has finally been approved. The Senate's vote yesterday
resulted in a 98-0 win and today it was passed in the house. The bill
now moves to the President's desk for a final signature.
First-time home buyers have been eligible for tax credits of up to
$8,000 since last January as part of this year's economic stimulus
package. The newly backed program will expand the credit to include
existing home owners.
Under the revised program, those who have owned a home for at least
five years will be able to apply for tax credits of up to $6,500 when
they purchase their next home. To qualify, buyers will have to sign a
purchase agreement by April 30, 2010 and close by June 30.

WASHINGTON — Senators agreed Wednesday to extend a popular tax credit for first-time home buyers and to offer a reduced credit to some repeat buyers. The tax credit provides up to $8,000 to first-time home buyers but is set to expire at the end of November. The Commerce Department said Wednesday that new home sales fell 3.6% in September, and some industry representatives blamed uncertainty about the tax credit. Senators agreed to extend the existing tax credit for first-time home buyers while offering a reduced credit of up to $6,500 to repeat buyers who have owned their current homes for at least five years, said Regan Lachapelle, a spokeswoman for Senate Majority Leader Harry Reid, D-Nev.

Are you thinking about listing your home and would like to know a trick/tip. One tip I would offer is order a inspection and appraisal upfront before listing. You always want to be a step ahead of your future buyer and any unknowns. Knowledge is power in this industry. This will ultimately prevent any surprises that do occur in the future while listing and escrow periods. You definitely do not want someone backing out of a offer if there is minor repairs you could have made months before or even before listing to sell your home. First time home buyer assistance is available in many forms ($8000 Federal tax credit, city grant programs, police officer next door, etc...). However, you still have to qualify for a loan. This means you need to have some established positive credit. If you just started working, that's okay as long as you can prove you have been doing something (school, military service, etc...).
